What determines the lifespan
The base, more than the asphalt. A driveway on eight inches of properly compacted free-draining stone will outlast one on four inches of soft fill by a decade, regardless of how thick the asphalt on top is.
Drainage. Standing water is the single fastest way to destroy an asphalt surface. It works into surface voids, freezes, and delaminates the top of the mat.
Compaction. Under-compacted asphalt is porous. It is invisible on the day the job finishes and it halves the life of the pavement.
Maintenance. Seal coating every three to five years slows binder oxidation. Crack sealing stops water reaching the base.

Warning signs
- Surface ravelling — loose aggregate underfoot. The binder has oxidised. Seal or overlay.
- Longitudinal and transverse cracks — normal ageing. Seal them before water gets in.
- Alligator cracking — interconnected polygons in the wheel path. The structure has failed. An overlay will reflect through within two years.
- Depressions and ponding — the subgrade has settled. Localised excavation and rebuild.
- Edge crumbling — unsupported edges. Back-fill against them.
Extending the life
Seal at 6–12 months and then every 3–5 years. Keep the drainage path clear. Fill cracks the season they appear rather than the season after. Avoid turning the steering wheel while stationary. Keep heavy vehicles off during the first hot summer, and put a plywood square under trailer jacks and motorcycle stands.
