Design each zone separately
Paving an entire lot to one specification is the most common and most expensive mistake in commercial paving. Either you over-build the stalls or you under-build the aisles, and the second failure mode shows up within three years.

Uniform 5 inches across the whole lot would be 1,331 tons — 188 tons and roughly $24,000 more, while still under-building the truck route.
Two-lift construction
Above about 3 inches, asphalt should be placed in two lifts. The reason is compaction: roller energy dissipates with depth, and the bottom of a thick single mat never reaches design density. It stays porous, water enters, and the pavement delaminates.

The binder course uses coarser, cheaper mix — typically $20–$30 per ton less than surface mix — so two-lift construction is often cheaper than a single thick pass of surface mix as well as being structurally better.

Under the ADA Standards for Accessible Design, accessible parking is not optional and the tolerances are tight.

The construction-critical requirement: accessible stalls and their access aisles must not exceed 1:48 (about 2%) slope in any direction. That is a demanding paving tolerance and it constrains how you grade the surrounding area for drainage. Getting it wrong means milling and re-paving those bays. Verify with a level before the crew leaves site, not after the striping goes down.
Drainage and slope
Water destroys more parking lots than traffic does.
- Minimum 1% fall, 2% preferred. Below 1% construction tolerance alone produces ponding.
- Maximum 5% in parking areas for comfort and safety, 8% on drive aisles.
- Catch basins every 100–150 ft in the low line, sized for local rainfall intensity.
- Positive outfall. A catch basin with an undersized or blocked outlet is worse than no basin at all.
- Subsurface drainage. On flat sites and clay subgrades, edge drains along the low perimeter pay for themselves.
Ponding at 10 mm depth over a 500 sq ft area is not a cosmetic problem — it is 5 cubic feet of water sitting on the mat, working into every surface void, freezing and delaminating the top lift.

Deferred maintenance compounds. A crack sealed for $2 per linear foot becomes a pothole repair at $4 per square foot within two winters, and a full-depth patch at $8 within four.

How much asphalt do I need for a parking lot?
A 10,000 sq ft lot at 4 inches needs about 266 tons including a 10% buffer. At 6 inches it is 399 tons. Most lots are not a single thickness — car stalls, drive aisles and truck routes should each be calculated separately.
How thick should a commercial parking lot be?
Car stalls 3–4 inches, drive aisles 4–6 inches, truck routes and loading areas 6–8 inches, all over 6–12 inches of aggregate base depending on subgrade. Fire lanes are usually code-specified at 6 inches minimum.
How many parking spaces per acre?
Roughly 110–130 standard 9 × 18 ft stalls per acre with 24 ft drive aisles, once landscaping, islands and accessible stalls are allowed for. A rule of thumb is 320–360 sq ft of lot per stall including circulation.
What is a two-lift parking lot?
Two asphalt layers rather than one: a coarser binder course underneath and a finer surface course on top, bonded with a tack coat. It compacts far better than a single thick pass and lets you use cheaper mix for the structural bulk.

What slope does a parking lot need?
1% minimum, 2% preferred, and never flat. Accessible stalls and access aisles are capped at 2% in any direction under the ADA Standards, which constrains how you can grade around them.
Do I need concrete for the dumpster pad?
Yes. The point loads from a refuse lorry's lift arms and the static load of a full container will punch through asphalt. Concrete pads are standard and usually code-required.
How long does a commercial parking lot last?
15–20 years for the structure with a surface overlay at 10–15 years, assuming correct thickness, drainage that works, and seal coating every 3–5 years. Lots that fail early nearly always fail because of water, not traffic.
